To update a property address, deed or entity information, or the people connected to a property:
- Go to the homecoin dashboard and open the property you want to update.
- Click Update from the menu on the left.
- Make your changes, then click Update Property at the bottom of the page.
Update the property address
Select Property has an address or No address, then update the available address or parcel fields. Confirm any county or municipality information shown on the page.
Update deed or entity information
In the deed field, enter all names exactly as they appear on the property deed.
If someone is signing for a trust, corporation, LLC, another person, or under a power of attorney, select Yes for Signing on behalf of a Trust / Corporation / LLC or have Power of Attorney? Enter the appropriate title for at least one signer and upload the requested signing-authority document.
If the tax record does not yet show the current owner, select Tax record not yet showing the new owner? and upload proof of ownership. See Signing Authority and Proof of Ownership Documents for more information.
Update People & Roles
Use People & Roles to add, edit, or remove people connected to the transaction.
- Select the number of owners, authorized signers, or buyers. The number selected must match the people listed in those roles.
- Click Add Person to add an Owner or Authorized Signer, Buyer, Agent, or Admin, depending on the transaction.
- Click Edit on an existing card to update the person's title, transaction role, or property-specific personal phone number when available.
- An established homecoin account's sign-in email cannot be changed in this form. For an eligible secondary owner, use Replace email/account to attach the correct account to this property without changing or deleting the old account.
- Up to four owners, authorized signers, or buyers may be listed. Agents and Admins do not count toward that limit.
Owners and Authorized Signers must provide a personal phone number for the property. This number is private, is used by homecoin to contact the owner and help verify ownership, and does not appear publicly as the listing contact number.
When a newly added person needs account access, homecoin sends a private account-setup invitation after the property is updated. The invitation expires after seven days. A person who already has account access can continue using their existing homecoin password or linked Apple, Google, or Microsoft account.
NOTE: An Owner or Authorized Signer can provide information and sign documents. An Agent or Admin can provide information but cannot sign as an owner.
Signed or submitted MLS listings
If the MLS listing documents have already been signed, the property details and owner or signer information cannot be changed until all signatures are rescinded. Agent or Admin changes remain available. Use Rescind all signatures in the warning, or return to the listing's Sign step, before changing an owner or signer.
After the MLS listing has been submitted, the property address, entity information, and People & Roles are read-only in Update Property.
