The Vermont Lead Law Disclosure and IRC Practices Verification Form is required when residential rental property built before 1978 is being sold. The form discloses whether the property complies with Vermont’s Inspection, Repair, and Cleaning (IRC) practices, which are part of the state’s lead safety requirements for rental housing. Under Vermont’s Lead Poisoning Prevention Law (18 V.S.A. § 1767(c)), the seller must provide this information to the buyer and submit the completed form to the Vermont Department of Health. If the property is not currently in compliance with IRC requirements, Vermont law generally allows the buyer 60 days after closing to bring the property into compliance, unless an extension is granted by the Department of Health.
In addition, sellers must provide buyers with the Federal Lead-Based Paint Disclosure and the following educational materials:
- Protect Your Family from Lead in Your Home
- Lead-Safe Certified Guide to Renovate Right
- Vermont RRPM for Homeowners, Renters and Child Care Providers
