27 V.S.A. § 380 requires sellers of real property in Vermont to disclose a property’s flood risk and flood zone status to prospective buyers. As part of this requirement, the seller must provide the buyer with a copy of the disclosure form, an official FEMA Flood Insurance Rate Map (FIRM) or a physical, electronic, or digital link to the map showing the property’s location. Sellers are responsible for locating this map, which can typically be found online through FEMA’s website or obtained from the local town office. This notice must be provided at or before contract signing.
The Vermont Flood Disclosure Guide explains how to determine whether a property is located in a FEMA-designated flood hazard area, how to locate the official Flood Insurance Rate Map (FIRM).
