MLS Rules on Property Descriptions and Private Remarks to Agents

The MLS has rules as to what is allowed in the Property Description field and Private Remarks to Agents. Here is the general guidance:

Property Description

• No contact info.
• No terms like "FSBO" or "by owner".
• No showing instructions.
• Do not violate Fair Housing / Equal Housing Opportunity laws.
• No open house info.
• Avoid financing "trigger terms" which are subject to subject to TILA and Regulation Z.
• Avoid "puffing".

Private Remarks to Agents
