The MLS has rules as to what is allowed in the Property Description field and Private Remarks to Agents. Here is the general guidance:
Property Description
- No contact info.
- No terms like "FSBO" or "by owner".
- No showing instructions.
- Do not violate Fair Housing / Equal Housing Opportunity laws.
- No open house info.
- Avoid financing "trigger terms" which are subject to subject to TILA and Regulation Z.
- Avoid "puffing".
Private Remarks to Agents
