What Is "Puffing" And Why Should I Avoid It When Selling My Property?
"Puffing" is a term used in real estate to refer to the act of making exaggerated or subjective statements about a property or its features with the intent of making it seem more attractive to potential buyers. Puffing is legal, but it can be misleading to buyers if they take these statements as objective facts rather than subjective opinions.
Examples of puffing statements might include descriptions such as "This is the most beautiful home on the block," or "This property is sure to increase in value in the future." While these statements may be subjective opinions, they should not be taken as guarantees or objective facts.
Puffing can cross the border into misrepresentation or even fraud when you intentionally state falsehoods about a property. “This home is going to appreciate more than others nearby simply because of its location”.
