How Do I Know if You Are a Member of the Local MLS?
You can find your local MLS here https://homecoin.com/mls. Click the "Learn More" button below the MLS to find if we can list you on that MLS. Note that if we are not a member of that MLS, we can usually list you on a nearby MLS which is often as effective or nearly as effective.
The most accurate way to know which MLSs operate in your area is by going to realtor.com and in the search box, type in your zip code. You will see then see the nearby listings. At the bottom of each listing is a field called "Data Source". The "Data Source" field indicates which MLS the listing was posted on. By looking at ~10 listings, you can get a good idea of the MLSs used in the local area.
Why Are You Not a Member of my Local MLS?
MLS memberships can be expensive, typically $1200-$1500 a year plus new member fees of $500-$1000 the first year. Assuming we are licensed in your state, we will join the major MLSs where we can recoup our investment in a reasonable timeframe. Many MLSs are very small, and so it does not make financial sense for us to join them as we'd have to charge large fees for each listing.
For many local MLSs, there are not flat fee MLS services available, however, you can often get the same (or similar) exposure by listing on a larger nearby MLS. By listing on a larger nearby MLS, your home will appear on that MLS and major real estate websites such as Redfin, Zillow/Trulia, Realtor.com and many more.
