Every MLS has the option to syndicate an MLS listing out to 3rd party websites. This means that when your listing is activated on the MLS, the MLS listing will feed to other popular real estate websites and appear on those websites as well. Please note that when the MLS listing feeds over to other websites, it will not show up exactly as it does on the MLS. Each 3rd party website has it's own way of displaying the information it pulls over from the MLS.
Some of the 3rd party websites include:
- Zillow
- Trulia
- Realtor.com
- Redfin
- Compass
- homes.com
- etc. (unfortunately, there is not an exact list that shows all of the 3rd party websites that the MLS feeds out to)
This feature is optional and can be turned off, but the default is to keep internet syndication on to get the most exposure.
It is an all or nothing setting, so unfortunately, you would not be able to ask us just to have the MLS listing not feed onto Zillow while still feeding onto all the other websites.
Marking it Properly on the MLS Listing Input Forms
The internet syndication field goes by different names, depending on the MLS. When filling out the MLS forms on the homecoin website, you will want to look for the fields that state "Internet", "Internet Syndication", "Address on Internet", etc. and make sure you mark these fields as "Yes". These fields are defaulted to be marked as "Yes", but you have the option to change it these fields to "No" if you do not want the listing on 3rd party websites.
When Will My Listing Start Showing on 3rd Party Websites?
Once your listing has been activated on the MLS and it has been marked properly for internet syndication, listings should show up on the 3rd party websites within 48 hours. Some websites will start showing a listing within a few hours of when it goes live on the MLS, but some websites do take longer than others.
What if My Listing Isn't Showing on the 3rd Party Websites?
My listing was just activated on the MLS, but I do not see it on 3rd party websites.
If your listing is not showing up, please note when your listing was activated on the MLS. You can determine when your listing was activated on the MLS based on the confirmation email you get letting you know that your listing has been activated on the MLS.
Please allow for up to 48 hours before reaching out to us if you do not see your listing yet, as the 3rd party websites may just need some time to update.
Unfortunately, some of these 3rd party websites do not show certain property types on their websites. If you have a single family residential or land property for sale, these should feed over with no problem, however, if you have any of the following:
- rental
- commercial
- multi-family
these are not always pulled over by the 3rd party websites. Most 3rd party websites (Zillow, Redfin, Realtor.com, etc) will not display commercial listings. The rental listings can be hit or miss depending on the website and MLS - for example, for some MLSs Zillow will display rental listings, while for other MLSs Zillow will not display the rental listings.
My listing was just activated on the MLS, and I see it is on 3rd party websites, but some of my photos and information is missing.
For some websites, like Zillow, the listing will start to show as "Active" relatively quickly, but the photos and some information may not be showing correctly or may be missing. Even after a listing is showing as live on a 3rd party website, it still may take a few hours for them to pull over all the information from the MLS and show properly on their websites.
The 3rd party websites should update on its own within that 48 hour time frame. Unfortunately, we are not able to escalate this in anyway on our side.
After 48 hours has passed and your listing still isn't showing on 3rd party websites, you can reach out to us to confirm that everything was marked properly on the MLS. If it has been marked properly on the MLS, then it is probably an issue on the 3rd party websites side and they will need to be contacted.
Contacting the 3rd Party Websites
When you are having issues with your listing on these 3rd party websites where your listing isn't showing or your information is not showing up properly even though everything is marked properly on the MLS, you are able to reach out to the 3rd party website directly (Note that we can also do this for you, but it is typically faster for you to reach out to the websites directly).
Here is how to contact the major websites:

- Realtor.com: https://www.realtor.com/contact
When reaching out, they will usually ask you to provide the following information:
- Property Address
- MLS Listing Number (this should be provided to you when the listing is activated on the MLS)
- MLS Listing Proof (this should also be sent out to your email when the listing is activated, you can also access it through your account)
- Corrections To Be Made
Often times they will tell you that it needs to be corrected through the MLS, but if it has been confirmed that the MLS is showing properly, send them a copy of the proof showing correctly and let them know that it is showing properly on the MLS.
My Contact Information Is Not Showing on 3rd Party Websites
Websites such as Zillow, Redfin, etc. pull listing information directly from the MLS. The MLS does not allow seller contact information to go onto these websites, but does allow the listing brokerage (homecoin.com) information to appear.
Please note that the way websites such as Zillow make money is by selling buyer leads to local real estate agents. The default behavior of websites, such as Zillow, is to send any questions from buyers to a local agent who has paid Zillow a fee.

Is homecoin Able to Edit the 3rd Party Websites Directly?
No, homecoin is unable to edit these 3rd party websites directly. The primary way to update a listing on one of these 3rd party websites is going to be through updating the MLS. So if there is an issue on a 3rd party website, it is best to first confirm that it is correct on the MLS.
The Map Pin Location is Not Correct on 3rd Party Websites
3rd party websites often have a hard time locating land listings that do not have an official address. These websites do not pull over the coordinates that are on the MLS, but instead try to set the location using the address provided. Please see help article below for more information:
If the map pin location is still not showing up properly, you can reach out to the 3rd party websites directly and request that they update the pin location manually on their side. You would have to provide the following to the 3rd party website:
- Property Address
- MLS Listing Number (this should be provided to you when the listing is activated on the MLS)
- MLS Listing Proof (this should also be sent out to your email when the listing is activated, you can also access it through your account)
- Coordinates of where you would like the pin (you can find coordinates through Google Maps)
