California Mello-Roos Community Facilities Act and 1915 Bond Act Tax Disclosures

California requires that sellers make a good faith effort to obtain a disclosure notice regarding special taxes or assessments that affect a property and provide it to the potential acquirer.

Nearly all sellers comply with this requirement through the use of a third-party California Natural Hazard Disclosure (NHD) provider. The NHD provider will include the special tax information. See an example NHD report here.
