California Civil Code § 1102.17 requires that if seller of residential real property that has actual knowledge that the property is adjacent to, or zoned to allow, an industrial use described in Section 731a of the Code of Civil Procedure, or affected by a nuisance created by such a use, then they must provide written notice of that knowledge as soon as practicable before transfer of title.
The California Association of Realtors (CAR) has the forms "Seller Property Questionnaire" (SPQ) or "Exempt Seller Disclosure" (ESD) which help sellers to provide this written notice, if required.
