California requires that properties located High or Very High Fire Hazard Severity Zones, as shown here (or on California Natural Hazard Disclosure Statement), comply with special disclosure requirements related to home fire hardening and defensible space.
The easiest way to comply with the requirements is by completing the California Association of Realtors (CAR) disclosure form FHDS "Fire Hardening and Defensible Space Advisory, Disclosure and Addendum". We will provide you a copy of any CAR disclosure form for free upon submitting a flat fee MLS listing through our website.
When you sell property that is located in a high or very high fire hazard severity zone, you’ll need documentation of a compliant Defensible Space Inspection. Learn more here.
For Newly Constructed and Rebuilt Homes:
If a seller has a final inspection report from a local building official (which shows that the property complies with building codes and defensible space laws), then this must report must be provided to the buyer.
