Under Iowa Code 455B.172, most properties with 1–4 dwelling units that are not connected to a public sewer must have the septic system inspected by a certified inspector before the property can transfer. The addendum also requires sellers to disclose what they know about the system’s condition and whether it has been recently inspected or pumped.
If an inspection is required, the report must be completed and submitted before the deed can be recorded, unless specific temporary conditions apply. If the system fails or does not meet standards, it must be repaired, replaced, or brought into compliance—either by the seller or as agreed with the buyer. Failing to complete the required inspection or provide accurate information can delay closing, prevent recording of the deed, or lead to required repairs and potential legal issues.
