The state of Wisconsin requires that prior to listing any property, a real estate agent conduct an in-person visual inspection of the property and complete a visual inspection disclosure form.
We are not able to provide an in-person visual inspection of your property. This means that prior to submitting a flat fee MLS listing to us, you would need to have a local, actively licensed Wisconsin real estate agent conduct a visual inspection of your property and provide the required visual inspection disclosure form. Alternatively, you can get a licensed Wisconsin home inspector to provide an inspection report (which would likely be more useful in a sale).
Below are a few options on how to satisfy this state requirement. Note that should you use an agent (instead of an inspector), in addition to the disclosure, the agent would need to complete the attestation document found here.
- We can coordinate a local agent to provide the inspection. This costs ~$125. If you would like to proceed with this option, contact us here.
- If you know someone that is an actively licensed Wisconsin real estate agent, ask them.
- Offer a local agent one of the following:
- First right to host an open house for your property, or
- First right to list the home if you cannot sell it on your own, or
- A fee (e.g. $100 to their brokerage) for providing the visual inspection.
