This document gives important information about the condominium’s financial and legal status, helping buyers understand their rights and obligations before completing the purchase.
The certificate includes details such as monthly association fees, planned major expenses, insurance coverage maintained by the association, and other information required by the law. Condominium associations are responsible for preparing the certificate and must provide it within 10 days after a unit owner requests it. If a seller does not provide the certificate to the buyer, the buyer may have the right to cancel the purchase contract until five days after receiving the document.
To obtain the necessary condominium details, sellers may provide their condominium association with a form supplied by the Kentucky Real Estate Commission (KREC).
