This disclosure is required when a property built before 1978 had renovations completed by a contractor on or after April 22, 2010. Sellers or landlords must provide information about the work, including when it was completed, who performed it, and whether federal lead-safe practices were followed to reduce the risk of lead exposure. This requirement is based on federal law, including the EPA’s Lead-Based Paint Renovation, Repair and Painting Rule (40 CFR Part 745) and the Residential Lead-Based Paint Hazard Reduction Act of 1992 (Title X).
Buyers or tenants must be provided this disclosure, along with any available records or reports about lead-based paint, before they obligated under a purchase or lease agreement.
