Oklahoma law requires certain disclosures depending on the type of property and transaction. Use the sections below to access the correct forms and learn what each one covers.

1. For Residential Sales, Including Land, Complete One Of the Following:
   • Oklahoma Residential Property Condition Disclosure Statement Form
   • Oklahoma Residential Property Disclaimer Statement Form
   • Oklahoma Residential Property Condition Disclosure Exemption Form - Identification of Exempt Transfer
2. For Rental Properties:
   • Oklahoma Flood Notice Form (Notice to Tenant)
3. For Both Sales and Rentals (if built before 1978)
   • Federal Lead-Based Paint Disclosures and Pamphlet (if built before 1978)

What if I Am Selling the Home "As Is"?

Selling "As Is" is meant to indicate that you are not doing any repairs. It is not used as a way to avoid disclosing material defects that would not be discovered by the buyer.
