Here are the most common questions we get about our listing agreement. If you have a question you want added, please submit it here.
- Do you collect a fee at closing or take any money from the buyer agent commission?
- Why do I see a clause in the agreement that says IF I request representation, there is an additional fee?
- Can I set the listing period to any length I want?
- Can I cancel for free at any time?
Do you collect a fee at closing or take any money from the buyer agent commission?
No, the only money we make is the fee you pay upfront.
Why do I see a clause in the agreement that says IF I request representation, there is an additional fee?
We have this clause for a couple reasons:
- We need to show the state that we are offering you the option of representation. We prefer to have you represent yourself in any transaction and we stick to just doing the MLS listing and providing you supporting software.
- If we did not have this clause in the contract, sellers could demand representation and we would be stuck providing a full-service transaction for only the upfront fee of $95. This would quickly make our business unsustainable.
Can I set the listing period to any length I want?
Yes! When you are filling out the MLS listing form, we will ask you for the listing start and end dates. You can select any period from 1-12 months. Note it is free to cancel, so most customers want 12 months, but it's totally up to you.
Can I cancel for free at any time?
Yes, we generally have just a couple minor rules around cancellation and they are to avoid any commission disputes with buyer agents:
- You cannot have accepted an offer.
- You must reject any offers that are outstanding.
