Nevada Revised Statutes (NRS) § 113.080 requires a gaming enterprise district disclosure in counties whose population is 400,000 or more. This requirement generally applies to the first sale of a newly built home when the property is located near a designated gaming enterprise district. Resale homes are typically not affected.
The seller must provide the buyer with the current gaming district map, show where the nearest district is located, and disclose that district boundaries may change over time. The buyer must receive this information at least 24 hours before the seller signs the purchase agreement, unless the buyer signs a written waiver. A copy of the signed disclosure must be retained by the seller.
Is There a Specific Form That I Need to Supply To a Potential Buyer?
No. Nevada does not require this disclosure to be made on a state-issued form. However, it is strongly recommended that you provide any disclosures in writing or by email so you have a clear record that the disclosure was made.
