Per Nevada SB301, sellers must inform prospective buyers about planned or anticipated military activity near the property. The purpose of this disclosure is to make the purchaser aware that the property may be affected by routine or special military operations, including training flights, exercises, or other military uses that could impact the property’s environment or enjoyment.
This disclosure applies in counties where the military files military activity plans — currently including: Clark County, Washoe County, Churchill County and Mineral County.
What Do Sellers Need to Provide to Potential Buyers?
There is no standardized form but in practice, a seller must gives the buyer a disclosure document in advance of the sale that notes the existence of military activities that are planned or anticipated near the property; and points buyers to sources of more information for the nearby military installation.
