The Nevada Water and Sewer Rates Disclosure is intended to inform the buyer of a previously unsold home or improved lot about the public utility rates for water and sewer service when the utility serves more than 25 but fewer than 2,000 customers. The seller is required to post a notice in a clearly visible location on the property showing the current or projected rates. This notice must be posted, and a copy provided to the buyer, before the property is sold so the buyer is fully aware of the expected water and sewer costs.
Is There a Specific Form That I Need to Supply To a Potential Buyer?
No. Nevada does not require this disclosure to be made on a state-issued form. However, it is strongly recommended that you provide any disclosures in writing or by email so you have a clear record that the disclosure was made.
What Information Needs to Be Included In the Disclosure
In addition to notifying the buyer of the current or projected rates, the notice must contain the name, address and telephone number of the public utility and the Division of Consumer Complaint Resolution of the Public Utilities Commission of Nevada.
