Tennessee Code (2019 version linked) requires the following disclosures, in writing, by sellers:
- Disclosure of any known exterior injection well.
- Disclosure of the results of any known percolation test or soil absorption rate performed on the property that is determined or accepted by the department of environment and conservation.
- Disclosure, when known, of whether any single family residence located on the property has been moved from an existing foundation to another foundation.
- Disclosure, including acknowledgment of receipt, of the presence of any known sinkhole on the property.
The Tennessee Realtors versions of the Tennessee Residential Property Condition Disclosure includes questions to assist sellers in satisfying these requirements.
