    Problem I am currently dealing with is agents want preshowing compensation in writing. How do I technically do so in Georgia. Will buyers agent use GAR form 107 but title says “unlisted “ therefore would I pause Homecoin listing or need special permission from Homecoin

    William you are correct - that form is not used for homes that are listed on the MLS. The buyer agent should already have a buyer agency agreement in place with their buyer which dictates the compensation to the buyer agent. Typically they will make an offer and place any request for compensation from the seller in the offer.

    Unfortunately form 259 exhibit with offer is not good enough. Homecoin actually sent me a 258 (preshowing compensation). While 259 option is available it’s only for show to satisfy NAR settlement lawyers. “Nothing has changed “ per realtors and I am beginning to believe them. Interesting that form 107 only mentions “unlisted “ in the title. Maybe brokers can create custom document.
