Sellers are legally obligated to disclose all known material defects not readily observable to a buyer, and this form serves as a tool to meet that requirement, though it is not a warranty itself. 

This form should be completed at the time the property is listed and uploaded to the MLS similar to the Pennsylvania Seller's Property Disclosure.
