No, you're not. The truth is that if you are offering a fair commission to the buyer agents, those agents will show your home. If you are not getting any showings, it means something is wrong with the listing. See our article here: Why Isn't My House Selling?
By not showing your home, they risk losing a lot of commission money, having an unhappy buyer, and losing their license/severe penalties if it was a coordinated effort.
On the other hand, if they show the home they potentially make a nice commission and have a happy client.
But an agent actually told me that other agents won't show my home!
They will tell you that, and also that they personally would show the home to their buyers, but most other agents would not.
The will also tell you that they like you and want to help, and if you decided you got sick of selling the home yourself they would give you a deal on listing the home.
You are dealing with sales people. They want your listing. These are sales tactics. It's so common it's painful, don't fall for it.
We have sellers say all of the above to us, and end up cancelling their listing to list with a traditional agent. A month or two later, the seller comes back and lists with us again because find out that it was all a sales job.
