The major Northern California MLSs have formed the "NorCal MLS Alliance", and has changed the way listings are handled between these MLSs.
The NorCal MLS Alliance includes the following MLSs:
- BAREIS
- MetroList
- MLS Listings
- San Francisco MLS
- BridgeMLS (includes BayEast and CCAR)
Previously, when we had a listing on a NorCal MLS Alliance MLS of which we were not an organic member, we would log into our "home" NorCal MLS and from there we would log into the local MLS and list the property. The effect was that the listing would be posted on the correct local MLS (though not on any other NorCal MLS).
The NorCal MLS Alliance has implemented a new solution whereby we now list the property on our "home" NorCal MLS and it is shared to all NorCal MLSs. The ultimate effect is that the listing gets wider distribution and still appears correctly on the correct "local" MLS. This is similar to how the Southern California MLS' have been operating for sometime and is a better solution. We use BridgeMLS as our "home" NorCal MLS.
The one minor downside is that sometimes the public facing site for the local MLS only displays the listings that are organic to that MLS. This should not be an issue, as consumers almost always search the major real estate portals (Zillow, redfin, realtor.com). Agents on that MLS can still view the listing as normal.
